Most residential transactions take between 10 and 20 weeks from the point at which the full contract papers are received. The exact timescale depends on the chain, the type of property, and whether searches or mortgage offers are required.
For example, a first-time buyer purchasing a freehold property with a mortgage and no chain can often move faster. A leasehold purchase requiring a lease extension will typically take significantly longer.
Key stages of the process include taking your instructions and giving initial advice, checking finances and contacting the lender's solicitors if needed, completing Property Information and Fixtures & Contents Forms, preparing and advising on contract documents, carrying out searches, obtaining a mortgage redemption statement, raising and responding to enquiries, reviewing mortgage offer conditions, sending the final contract for signature, agreeing a completion date, exchanging contracts, arranging receipt of all monies, completing the transaction, dealing with Stamp Duty or Land Transaction Tax, and registering the title at the Land Registry.
A straightforward remortgage of a freehold property typically takes 2–4 weeks from the date the mortgage offer is issued. Leasehold properties, or those requiring a transfer of equity or deed of postponement, may take longer. Any additional services required will be quoted at the point they become apparent.
Please note our quoted fees assume a standard transaction with no unforeseen title issues, no grant of a new lease, co-operative parties, and no requirement for indemnity insurance. Where any of these apply, we'll advise you of any additional cost at the earliest opportunity.

Leasehold properties can carry additional third-party fees depending on the specific lease. These may include a Notice of Transfer fee (typically £50–£300), a Notice of Charge fee if the property is mortgaged (typically £50–£300), a Deed of Covenant fee provided by the management company (typically £75–£300), and a Certificate of Compliance fee confirmed on receipt of the lease (typically £50–£300).
These vary from property to property and we'll give you an accurate figure once we've seen your specific documents. Ground rent and service charge are also likely to apply during your ownership — we'll confirm these as soon as we receive the information.
